This nine-unit townhouse development offers a clean, modern take on medium-density living, making smart use of a compact suburban site. Simple gable forms, white cladding, and black-framed windows create a strong, cohesive street presence.

Durable, low-maintenance materials like vertical cladding and painted brick give a fresh, timeless look. Inside, light-filled layouts feature generous north-facing windows and efficient plans that open to private courtyards. Upper-level windows balance privacy, outlook, and solar gain.

The result is an affordable, practical design ideal for first-home buyers and investors.

Located 500m from Manurewa town centre, Auckland, the development’s concept, developed design, and detailed design was commissioned to BuildBIM by Soho Group Ltd.


The site allows for several communal facilities, including an onsite manager office, communal gardens and fruit trees. The design includes universal accessibility and Homestar 6 health, efficiency and sustainability benefits.


The complex, completed in 2020, incorporates 63 dwellings over three levels.

This 15-home townhouse development is arranged in three clusters, each thoughtfully oriented to maximise light, privacy, and outdoor living.

Crisp gable forms and a restrained palette of white brick, natural timber, and vertical screening create a warm, modern character. Repetition establishes a strong architectural rhythm, while subtle shifts in material and detailing give each home its own identity. Landscaped walkways and private courtyards foster a sense of community while maintaining personal space.

The result is a carefully considered medium-density development that feels both modern and timeless.

This nine-unit development makes smart use of a sloping site, with a stepped layout that follows the land’s natural contours. A striking sawtooth roofline gives the project a bold, industrial rhythm, setting it apart in the neighbourhood.

Each townhouse is oriented for north-facing living, with private outdoor courts and elevated views. Vertical timber cladding and deep window reveals accentuate the sharp roof geometry, while warm interior lighting contrasts with the dark exterior, giving the homes a distinctive presence by day and night.

METSPRAY FACTORY, AUCKLAND

Coating factory for Metspray NZ, comprised of 8200m2 Factory building with gantry lifting and loading areas, sand and bead blasting bays and coating facilities. The project also incorporates a 2 level fully serviced commercial offices & staff facilities complex.

​

BuildBIM prepared the resource and building consent, with complex detailing to the ground floor slab, with primary focus on construction coordination of the blast bay pits and assorted related componentry.

Aroha Apartments is a residential development by Ockham Group, located in Avondale, Auckland.
 

This project represents a high point in Ockham Residential’s portfolio, comprising approximately 117 apartments across two interconnected buildings, linked by a shared podium and two levels of basement car parking.
 

BuildBIM was engaged to provide design advice, architectural modelling, and documentation during the developed and detailed design stages, as well as early contractor engagement to help resolve buildability challenges from the outset.

Barracks Apartments is a 5 storey apartment building on Marlborough Crescent, Hobsonville. There are 4 units, one per floor, and a car parking on the ground level.

​

BuildBIM was engaged by Winton to provide architectural building consent and construction drawings including shop drawing coordination and integration of precast, structural steel, timber, vertical circulation, and services to pre-empt construction RFI's.

OKLA is an apartment building comprising 117 residential units with ground-floor retail and hospitality spaces, situated in northern Albany, Auckland.
 

BuildBIM collaborated with Ignite Architects through developed and detailed design phases to achieve architectural building consent and construction documentation. Our involvement meant that buildability challenges were addressed proactively, and a great project was successfully delivered.

Engaged for design by Canterbury Education Trust, BuildBIM’s brief was to provide a warm, usable, and energy efficient education space for children to work and play in.

Our team proposed alternate schemes and best-practice construction methods and worked alongside the QS to ensure the design stayed within the project budget. We developed a friendly and usable design and a fully coordinated 3D model and produced shop drawings of the primary and secondary steel structure and SIP panels.

BuildBIM assisted in the architectural documentation and coordination of two blocks at Longbay College in Auckland. The new reception block was to be renovated and reroofed to extend the lifespan of the building.

 

The second block was the reconstruction of a woodworking block that was damaged in a fire. These blocks were designed and detailed to the requirements of the Ministry of Education.
