BETHLEHEM SHORES

CLIENT: ARVIDA

SECTOR: AGE CARE

SERVICES:
BIM MANAGEMENT & MODEL COORDINATION

SIZE: 14,000 M2

STATUS: COMPLETE

BuildBIM provided BIM Management, Coordination, and Construction Modelling for the Bethlehem Shores Care and Apartments development in Tauranga. Engaged by Arvida, BuildBIM supported the project through detailed design and prefabrication stages, with a focus on BIM coordination and modelling of critical structural interfaces—particularly structural steel plates and Cross-Laminated Timber (CLT) connections. Working within a federated model environment, the team led clash detection and issue resolution across disciplines, upgrading models to LOD 350 to support collaboration, streamline prefabrication, and reduce on-site rework.

CLIENT: MCKAY

SECTOR:

CONVENTION CENTRE

SERVICES:
BIM COORDINATION & MODELLING

SIZE: 32,000 M2

STATUS: COMPLETE

BuildBIM, in collaboration with McKay, is delivering Electrical BIM Coordination and Modelling services for the NZ International Convention Centre (NZICC) in Auckland.

Initially engaged for pre-fire coordination, and now continuing post-fire reconstruction efforts, BuildBIM is supporting McKay with BIM coordination management and detailed modelling of electrical systems. These coordinated models form the basis for accurate shop drawing production.

Given the scale and complexity of the NZICC, the electrical systems need to be carefully integrated with structural steel, mechanical, hydraulic, and fire protection services. BuildBIM works closely with other trades to help ensure that coordination issues are identified and resolved early in the process.

OTAGO PORT - ORC

CLIENT: AQUAHEAT

SECTOR: GOVERNMENT

SERVICES:
COORDINATED SHOP DRWAINGS AND AS BUILTS

SIZE: 4,600 M2

STATUS: COMPLETE

The ORC (Otago Regional Council) Building in Dunedin is a new three-storey office complex on the former central Dunedin Warehouse site to house the Otago Regional Council offices.

BuildBIM was engaged by Aquaheat to provide detailed shop drawings to allow the fabricators to precisely make and place Mechanical Air Conditioning, Air Supply and Return services, mechanical pipework and all associated mechanical equipment.

The scope included final coordination with structure and architecture, however BuildBIM was required to also work around previously coordinated and agreed locations for hydraulic, electrical communications and fire which led to some challenges requiring creative solutions. Working hand in hand with Aquaheat all challenges were overcome and installation is proceeding apace.

PAPAKURA DISTRICT COURTHOUSE

CLIENT: AOTEA ELECTRIC

SECTOR: GOVERNMENT

SERVICES:
ELECTRICAL BIM MODELLING AND DOCUMENTATION

SIZE: 7,925 M2

STATUS: IN PROGRESS

BuildBIM is supporting Aotea Electric with BIM modelling and documentation for the new Papakura District Courthouse, delivered under the Government’s Fast-Track Approvals process.

Our scope covers electrical and communications modelling from preliminary design through to construction, in line with the project’s BIM Execution Plan. We’re producing coordinated drawings for containment, lighting, power, and communications — including layouts, room details, and sections.

While not leading overall services coordination, our role focuses on reducing installation risk by identifying clashes early, streamlining trade runs, and ensuring constructible, site-ready documentation.

The courthouse will include three courtrooms, two hearing rooms, a vulnerable-witness suite, and supporting spaces. Our work helps deliver a fully coordinated, compliant electrical system for this key justice sector project.
